Waukesha County Housing Market Update: June 2026

If you’ve been watching the Menomonee Falls and greater Waukesha County housing market this spring, you’ve probably noticed something: it’s still competitive out there, even as things start to cool slightly from the frenzy of the past few years.

Here’s a quick snapshot of where things stand as of June 2026.

Inventory remains tight. Waukesha County is sitting at roughly 1.5 months of supply, which keeps us firmly in seller’s market territory. For buyers, that means being prepared to move quickly and make strong offers when the right home comes along.

Prices are holding steady to slightly up. The city of Waukesha saw median prices around $383K over the past three months, up about 7.4% year-over-year. In Menomonee Falls specifically, active listings carry a median asking price near $616K, while recent closed sales have trended closer to the $430K range, reflecting a wide mix of home sizes and price points across the area.

Homes are still moving fast. The typical home in Menomonee Falls is spending about 47 days on market, and over 41% of homes are selling above asking price. That’s a clear sign buyer competition hasn’t gone anywhere, even if the pace has eased slightly from last year.

What this means for you

If you’re selling: well-priced, well-presented homes are still attracting strong interest and often multiple offers. Timing and presentation matter more than ever in a market that’s normalizing.

If you’re buying: don’t expect bargain-hunting conditions, but the slight cooling means a little less of the breakneck urgency of recent years, giving you a bit more room to make thoughtful decisions.

Every neighborhood and price point tells a slightly different story. If you’d like a personalized read on your specific street or situation, I’m happy to pull together a free, no-obligation comparison of recent sales near you.
